What You Get with ACT’s Environmental Source Review
An Environmental Source Review covers all State and Federal environmental databases and historical fire insurance maps and is performed to meet or surpass the Standard Environmental Record Sources and historical sources limited to Historical Fire Insurance Maps established by ASTM (E1527-13, Sections 18.104.22.168 and 22.214.171.124). Users request Environmental Source Reviews as abbreviated updates of recently outdated Phase I ESAs or transactions involving minor shares of large condominium associations or other developments.
The purpose of the review is to identify any potential environmental conditions at a property and its vicinity solely from a review of environmental regulatory databases and historical fire insurance maps. Site reconnaissance, interviews with owners or occupants, interviews with local government officials, and additional historical review regarding the subject property are not performed as part of this review.
